Pieds dans l'eau: a disappearing luxury in Lebanon

Summer has a way of reminding us what truly makes Lebanon special.

And few things compare to waking up, opening your door, and having the Mediterranean just a few steps away.

But in real estate, "pieds dans l'eau" is becoming increasingly rare.

Lebanon has a small coastline, much of it already heavily developed. Finding a genuine seafront plot, house or chalet, with a real connection to the sea, is no longer something we can take for granted.

Along the coast of Jbeil, Batroun and Koura, a few of these properties still exist. And increasingly, the most interesting ones never even reach the open market.

That scarcity changes the way we should look at them.

Because in real estate, we often talk about location.

But some locations simply cannot be recreated.

You can renovate a house.
You can redesign it.
You can rebuild it.

But you cannot create another coastline.

That is why I believe genuine waterfront properties will increasingly form a category of their own in Lebanon: limited in supply, emotional by nature, and difficult to replace.

When something beautiful is genuinely scarce, you don't wait for it to be listed. You go looking for it.
