The Biggest Cost Isn't Paying Too Much. It's Waiting Too Long.

Over the past few weeks, I've noticed something I hadn't seen for quite some time.

Lebanese expatriates are calling again.

Property viewings are increasing.

Conversations are becoming more serious.

Confidence is coming back.

At the same time, another pattern has emerged.

Many buyers are still negotiating as if the market hasn't changed.

One more discount.

A few more days to think.

Another weekend before making a decision.

And then the phone rings.

"The property has been sold."

We're seeing this happen more and more often.

For years, buyers held the advantage. Inventory was abundant, sellers were under pressure, and patience usually paid off.

But markets don't announce when they've changed.

They simply behave differently.

The first sign isn't higher prices.

It's that the best opportunities begin disappearing.

Real estate isn't like a stock.

If you miss one share, you can buy another tomorrow.

But you can't buy the same apartment.

The same street.

The same floor.

The same view.

Once someone else owns it, that opportunity no longer exists.

When confidence returns, hesitation starts costing more than negotiation ever saves.

For Lebanese living abroad, I'd ask just one question:

Don't ask yourself whether you negotiated the lowest possible price.

Ask yourself whether that property will still be available next week.

Because sometimes the most expensive decision isn't paying a little more.

It's realizing that someone else made the decision first.
