When owners in Lebanon want to raise the value of their apartment, the instinct is to spend inside it.

A new kitchen. Renovated bathrooms. Better finishes.

All of it matters. But after 26 years in this market JSK Real Estate, I'm convinced of something less obvious:

The building sells the apartment.

A buyer knows a kitchen can be replaced and a bathroom redone. What no single owner can fix is a dark entrance, a cracked façade, an elevator that fails, or years of absent management.

And the first impression doesn't start when the apartment door opens. It starts at the building entrance, often before the buyer has said a word.

Over the years, I have had buyers arrive excited to visit an apartment they loved in the photos, only to see their enthusiasm disappear before we even reached the front door. A neglected entrance, a poorly maintained elevator, dark common areas, and suddenly, the apartment upstairs had to work twice as hard to justify its price.

The opposite is just as true. An ordinary apartment in a clean, well-managed building immediately feels like a safer purchase, because the buyer is no longer looking only at the apartment. They are looking at how their investment will be protected over time.

That difference is difficult to show in a listing. But you see it immediately during a visit.

Now the difficult part.

Telling owners to invest collectively is easy to write and hard to do.

Since 2019, many buildings in Lebanon have struggled with inactive committees, unpaid charges, owners living abroad who stopped contributing, and disagreements over who pays what, and in which currency.

That is the real obstacle, and ignoring it helps no one.

But the arithmetic hasn't changed.

A neglected building discounts every apartment inside it, including the one you renovated. A well-managed building protects all of them.

So if the choice is between another cosmetic upgrade inside your walls and investing in a functioning committee, a repaired façade, clean common areas and a reliable elevator, I would put the money into the building.

An apartment can be renovated by one owner.

A building can only be improved together.
